Booking Terms & Conditions

1. Introduction

These Booking Terms & Conditions (“Terms”) outline the agreement between you (“the Guest”) and Wren Farm Ltd, trading as Wren Farm Retreats (“we”, “us”, “our”).
By making a booking, you agree to comply with these Terms. Please read them carefully before confirming your stay.

2. Bookings and Payments

Bookings can be made securely through our official booking partner Lodgify, or via trusted third-party platforms such as Airbnb or Booking.com.

When booking directly through Lodgify:

  • Payment is processed securely via Stripe, and no card details are stored by us.
  • The person making the booking must be at least 18 years old and accepts responsibility for all guests listed on the booking.
  • Your booking is confirmed once full payment (or deposit, where applicable) has been received and a confirmation email has been issued.

For bookings made through Airbnb or Booking.com, the respective platform’s terms and payment policies apply.

3. Cancellations and Refunds

We understand that plans can change. Our general cancellation terms are:

  • Full refunds are available for cancellations made at least 7 days prior to arrival.
  • Cancellations made within 7 days of arrival are non-refundable.
  • No-shows will be charged the full booking amount.

Please note that third-party platforms (such as Airbnb) may have their own cancellation policies that override ours. Always check your booking confirmation for the exact cancellation conditions.

If you booked directly and need to cancel, please email andrew@wrenfarmretreats.co.uk with your booking reference. Refunds will be processed to your original payment method within 7–10 business days.

4. Check-in and Check-out

  • Check-in: From 3:00 PM on the day of arrival.
  • Check-out: By 11:00 AM on the day of departure.

Please let us know in advance if you expect to arrive later than 8:00 PM, as we may need to make special arrangements for your key collection.
Early check-in or late check-out may be available by prior agreement but cannot be guaranteed.

5. Property Use and Conduct

We want all guests to enjoy a peaceful countryside break. Please respect our property, the environment, and other guests by following these simple guidelines:

  • Only the number of guests stated in your booking may stay overnight.
  • The property must not be used for parties or events without prior consent.
  • Please keep noise to a reasonable level, especially after 10:00 PM.
  • Smoking and vaping are not permitted inside the lodges.
  • Guests are expected to leave the lodge clean and tidy on departure.

We reserve the right to ask any guest to leave immediately, without refund, if their behaviour causes disturbance or damage.

6. Pets

Well-behaved dogs are very welcome in selected lodges.

  • A £20 pet fee applies per stay (payable at booking or on arrival if missed).
  • Pets must be kept under control and not left unattended in the property.
  • Guests are responsible for cleaning up after their pets and any damage caused.

Please check individual lodge listings to confirm pet-friendly availability before booking.

7. Damage, Breakages, and Security

Guests are responsible for any damage or loss caused to the property or its contents during their stay. Please notify us as soon as possible if anything is damaged or broken so we can arrange repairs or replacements.

We reserve the right to charge reasonable costs for any repair, replacement, or extra cleaning required as a result of your stay.

8. Liability

Wren Farm Ltd accepts no responsibility for:

  • Loss, theft, or damage to personal belongings during your stay.
  • Injury, illness, or accidents occurring on-site, except where caused by our proven negligence.
  • Disruption to your stay due to circumstances beyond our control (e.g. weather, power outages, government restrictions).

Nothing in these Terms excludes or limits our liability for death or personal injury resulting from our negligence, or affects your statutory rights as a consumer.

9. Force Majeure

We will not be liable for any failure to provide accommodation or services due to events outside our reasonable control, including but not limited to natural disasters, pandemics, severe weather, or government restrictions.

10. Privacy and Data Protection

Your personal information will be handled in accordance with our Privacy Policy, which explains how we collect, store, and protect your data when processing bookings.

11. Complaints

We want you to have a fantastic stay. If something isn’t right, please let us know as soon as possible so we can put it right during your visit.

If an issue cannot be resolved on-site, please contact andrew@wrenfarmretreats.co.uk within 14 days of departure with full details. We’ll respond promptly to resolve matters fairly.

12. Governing Law

These Booking Terms & Conditions are governed by and interpreted in accordance with the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
